A Note from the General Manager
As General Manager, I believe it’s essential to keep our community informed about the progress we’re making and the plans we have moving forward—especially when it comes to facilities. Transparency and shared understanding are key to building trust and making sure everyone sees how our decisions contribute to long-term growth and guest satisfaction.
I also want to take a moment to express my deepest gratitude. This past Memorial Week was record-breaking—the most successful week in Sawmill’s history! We brought in more revenue than ever before, and that’s a direct result of the hard work, dedication, and energy of our incredible team. To every staff member who gave their all and to all our residents and guests who spent their time and hard earned money with us—thank you.
Lastly, I’d like to extend an invitation to all residents and staff to join us for Sawmill Community Day at Epperson Lagoon on June 10. It promises to be a fun day of connection and relaxation at the country’s largest lagoon. To sign up, simply email tori@flsawmill.com.

Below is a comprehensive update:
Well & Treatment Project-( The Well & Treatment Project, which was approved back in January 2024, has taken time due to several unavoidable factors—including having to relocate the system as directed by the county, the installation of the well itself, two major hurricanes, and one of the busiest winter seasons we've ever had. With all of that now behind us, we’re excited to be in the final phases of this essential project.)
Budget Status:
Spent: ~$25,740
Remaining: ~$14,650 of the proposed $40,390.44 budget
Next Steps:
Engineering & Water Testing:
Engineer visited on 5/27 and outlined initial requirements.
Estimated cost: $2,000–$3,000
Engineer will design the system based on test results.
Permitting:
Once the design is complete, we will submit it to DEP for permitting (approx. 6-week turnaround).
System Design & Procurement:
Engineer will recommend DEP-approved equipment to reduce costs (vs. Pasco Well’s original quote).
We’ll assess which materials to procure directly and which will be covered by the contractor.
Installation:
Contractor will install the treatment system.
Final connection costs estimated at $3,000–$5,000.
We expect the engineer’s equipment recommendations by next week. Once received, we’ll contact Wooten for the next phase and begin permit filing with DEP.
Additional Facilities Updates
New Signage:
Installation scheduled for completion today.
Splash Exterior Project:
Final work is underway and expected to be completed within two weeks.
Key West Siding:
This portion of the project will be outsourced.
Trail Fencing:
A few hundred feet installed.
Temporarily paused to prioritize bed frame replacements (due to guest complaints).
David will resume and expects to complete within one week.
Deck Repairs:
No decks have been flagged as urgent.
Routine maintenance and minor repairs continue as scheduled.
Speed Bumps:
Orders to be placed this week.
First speed bump installation expected within the week.
